The Gazit-Globe IDC Index

The Gazit-Globe Real Estate Institute at the Interdisciplinary Center (IDC) Herzliya published the GGII-Gazit Globe IDC Index, a monthly index of housing prices, for the first time in October 2012. This new index is based on the repeat sales methodology that the Case-Shiller Home Price Indices in the US utilize. The repeat sales methodology makes it possible to correct the prices so that they reflect the changes occurring in the level of apartment prices and not the changes occurring in the makeup of the apartments traded. Gazit-Globe IDC Index (GGII) for apartment prices is based on measuring the prices of apartments that were sold twice during the selected period. In this way, the index measures the changes that occurred in apartment prices between the time of the first and second sale. This index, which will be published on a quarterly basis, is calculated once a month on a national scale, and also presents the changes that occurred in apartment prices in nine different geographic areas in Israel. The measuring methodology the index employs and the ability to present data in different geographic regions in Israel make this index unique.
